The Stable Yard is in a quiet and secure location adjacent to the cottage and away from the road.

SERVICES

The yard is supplied with water via a meter, approximate annual cost with 8 horses is £600.  The yard has its own electricity supply approximate annual cost £200.  The landlord mows the lawns around the yard, sprays weeds and tops the fields at no cost.

LIVERIES

The yard is not commercial and is primarily for the use of the tenant.
It is perfectly fine for the tenant to have informal paying liveries to share the enjoyment and the costs.  There are currently four boxes let at a total income of £600 per month and they would like to remain.

STABLE BLOCK TWO

To the rear of the barn are THREE boxes & a covered WASHDOWN.
The Washdown could be easily converted into an extra box.

OUTDOOR SCHOOL

The school is an outdoor 40x20 arena with a silica sand and rubber surface and a sturdy external fence.
Mirrors at two top corners and enough lighting to make winter use enjoyable and practicable without lighting up the countryside.

PADDOCKS, FARMLAND, GRAZING AND GALLOPS

PADDOCKS

There are 7 paddocks of between 1 and 1.5 acres.
All fenced and all with horse troughs off the mains.

The paddock fences are of various qualities and ages, but a sensible fence survey will protect the tenant and landlord fairly and sensibly.

FARM GRAZING

On the farm (over which the tenant has riding rights) there is one large 10 acre field of open grazing with a horse trough for water.
This large are could easily be divided down with electric fencing.

GALLOPS

Around the main 10 acre field is a rectangular ¾ mile gallop which the landlord keeps mown.  There are jumps on the gallops and off to the sides there are paths in the woodlands suitable for horses.

SECOND TACK ROOM & FEED STORE

Inside the wooden barn are a large tack room with water and sink
and a large area for feed storage in a secure and dry location.

There are also toilets in the barn.

A pretty flint and brick build unit with SIX boxes and a TACK ROOM.  There is a concrete yard attached and a hard standing turning out area.
